2. Take care of any to-do list repairs that you have been meaning to do.  It helps alleviate any red flags and should get stronger offers!

3. Really need to study the best comparable properties available. Active, under contract, and sold comps are crutial.

4. Buyers are online constantly looking at homes. Make sure your house stands out with professional photography and HD Video! Make sure its a blue sky day for the video.  Nobody likes a gloomy day for watching a video.

5. Your agent should be speaking to every agent who shows your home to have worthwhile conversations, talk up the home, and to create the competition.  It helps to know the local agents as well.

6. Social media works great to push the home to the local community. You never know if a home is a great fit for someone or someone they know!

7. Do you know what are the best mortgage programs available for your home? I do!  Having relationships with lenders that are 1/2 percent lower than most can really make a difference in your potential offers.

8. You know what they say, timing is everything! Time out the best time to sell your home.  There are some slow weeks that you should  be aware of.  For example, the end of summer can get very slow with people getting ready for schools and taking last minute vacations.

9. Two easy and relatively inexpensive touches that really help: Fresh paint helps brighten the home, neutral colors. Fresh landscaping makes the home pop and gives a great first impression.
